I have an listing for a 2,050 square foot ranch style home. It is an amazing and very nice home with big rooms, and wrap around porch. To my surprise the homeowner has informed me that there is a single wide mobile that can be detected during a inspection. She said if you go into the attic or crawlspace under the home you can see the older mobile. It has only shown twice due to the question of a FHA finance. Can this home qualify for FHA finance? I'm estimating that maybe a 1/3 of the home has mobile under, but the roof line has totally been rafter ed over. You can not tell, it has a wrap around concrete beam around entire home. Please advise.

We need our rental property to be used as income but the distance is less then 100 miles from new purchase so according to the new FHA guidelines it can't count as income. But we live in Hawaii which is a island and the island is only 44 miles long and 35 miles wide. Are there any exceptions to us living on a small island like Hawaii?

My wife and I got behind on our mortgage and were consistently 60 days behind for almost a year (paid jan. mortgage in march, feb. in april, etc). However, we have been current for 9 months. I know FHA guidelines say you have to have 12 months of on time payments to qualify but the sellers market is really good in our town right now. If I sell our house now with 9 months of on time payments and live with my in-laws for the remaining 3 months, would we still qualify for a new loan? Or should I hold on to the house for the full 12 months and hope it's still a sellers market?

I live in Michigan. I understand with a USDA Rural Loan that you cannot use the property for income. I have not been able to find this info in regards to my FHA approval and loan. Are there any restrictions with the FHA loan, such as cutting the timber for profit?

Ex-girlfriend and I have a FHA loan with her being the primary borrower. We are no longer living together. I need to buy a new place to live. I want to be released from liability on the mortgage and from FHA.
