If the asking price of the home 90K but it's appraised for 125K, can borrow the full amount of 125K?

If you are hoping for a new purchase that results in excess money above and beyond the loan amount being given to you in cash at closing time, you may be disappointed. Many types of home loan programs are specifically not to do this. In any case, you would need to ask a loan officer at your chosen financial institution since lender standards and policies vary.
